Property Issues: Driveways

The Problems Associated With Driveways

The problems associated with poorly constructed driveways tend to originate from builders not preparing the surface of the subsoil with aggregates to allow for free drainage of water, not understanding the flow of water over the surface area or water undermining the structure by not installing sufficient drainage. Unless the driveway is laid on free draining soil, stone chipping should never be considered and only if the land is flat and the subsoil has been prepared using aggregates.

If a concrete base is laid as a foundation, again the subsoil should always be prepared first. Reinforced concrete that maintains and gives structural strength by using rebars is the general rule.

The above issues can undermine the structural integrity of the driveway and lead to cracking, subsidence and buckling of the surface area.

A Driveway Should be Well Thought Out and Constructed Soundly

If the driveway to your property is designed and constructed well, it will have the effect of creating a welcoming and pleasing path to the house, giving the overall effect of drawing the visitor to the house rather than acting as a barrier. It will be long lasting and age with minimal maintenance.

The driveway should be in keeping with the house so that the overall effect is pleasing, using materials and colours in the construction of the driveway that are found in the house construction which will blend the two into a harmonious combination.

The materials used can range from stone chippings, the edges should always have a border, (only use stone chippings if the driveway is level or they will drift downhill), printed concrete with a variety of colours and pattens, granite sets laid on a bed of sand, a concrete base dressed with stone or terracotta brick, or a combination of the above.

Printed Concrete

Printed concrete is a popular choice due to the relatively cheaper cost per m2, but beware that in the harsh Mediterranean sun, the colour will be bleached within a few years, leaving it looking tired and old. A printed concrete drive can be resprayed but it will never have the same visual effect as when new.
